Conveyancing in Cumbernauld

Cumbernauld was designated a new town on 9 December 1955, built around the older settlements of Cumbernauld Village and Condorrat. It now has around 50,000 residents and some of the more affordable family housing around Glasgow, with quick links to Glasgow and Stirling. Our solicitors handle Cumbernauld purchases and sales on a fixed fee, including the offer and missives, the title checks, your mortgage and the Land and Buildings Transaction Tax return.

Cumbernauld house prices in 2026

Prices in Cumbernauld have eased over the past year. Rightmove's sold prices for the year to July 2026 show an average of £151,696, down 5% on the year before:

Property type (Cumbernauld) Average sold price, year to July 2026
Flat £71,307
Terraced house £137,303
Detached house £335,165

Across North Lanarkshire as a whole, the UK House Price Index recorded an average of £158,591 in July 2026, up 3.6%. For first-time buyers, Cumbernauld remains one of the easiest places in the region to buy without paying any Land and Buildings Transaction Tax, because most flats and many terraced houses sell for less than £145,000.

What we check on a Cumbernauld purchase

  • New town titles. Much of Cumbernauld was built and managed by the Cumbernauld Development Corporation, which was wound up in 1996. Titles can still contain conditions from that time about extensions, garages, fences or how the property is used. We read the title and explain which conditions still apply.
  • Mining and quarrying. Cumbernauld Village grew through mining and quarrying, and Condorrat lost six men in the Auchengeich pit disaster in 1959. We recommend a mining report from the Mining Remediation Authority, formerly the Coal Authority, on every purchase.
  • Conservation areas. Cumbernauld Village and Dullatur are two of North Lanarkshire's seven conservation areas. If you are buying there, we check that past alterations had the consents they needed.
  • Shared ground and factoring. Many estates, including newer developments in Westerwood and Carrickstone, have shared open space and parking. We check who maintains it and what it costs.
  • North Lanarkshire searches. The property enquiry certificate comes from North Lanarkshire Council and shows planning history, road adoption and any council notices.

A town centre being rebuilt

Cumbernauld's town centre megastructure was famous for the wrong reasons, and the town was twice given the Carbuncle Award, in 2001 and 2005. That is now changing. North Lanarkshire Council bought The Centre in June 2023 with £9.225 million of UK Government funding. Fleming House came down in August 2025, and the rest of the building is planned to be demolished in two stages, from 2027 to 2028 and from 2031 to 2033, to make room for a new town hub for education, health and leisure.

New homes are coming too. Around 600 homes were approved in principle at Mid Forest in 2019, with a quarter of them affordable, and the South Cumbernauld Community Growth Area at Palacerigg is planned to be built in phases. If you are buying a new build, we review the developer's missives, reservation terms and warranty before you sign.

Getting around

Cumbernauld station has around 41 trains a day to Glasgow Queen Street, with the fastest taking 26 minutes, and the line was electrified in 2017. The M80, fully open since 2011, runs past the town towards Glasgow and Stirling. Film fans may know the town as the setting of Gregory's Girl.

Cumbernauld conveyancing questions

What is the average house price in Cumbernauld?

Rightmove's sold prices put the Cumbernauld average at £151,696 over the year to July 2026, down 5% on the year before. Flats averaged £71,307, terraced houses £137,303 and detached houses £335,165. The North Lanarkshire average from the UK House Price Index was £158,591 in July 2026.

Will I pay LBTT on a Cumbernauld home?

Often very little. At Cumbernauld's average sold price of £151,696, a home mover would pay £134 in Land and Buildings Transaction Tax and a first-time buyer nothing. Most flats and many terraced houses sell for less than £145,000, where no LBTT is due.

What is happening to Cumbernauld town centre?

North Lanarkshire Council bought The Centre in June 2023. Fleming House was demolished in August 2025, and the rest of the building is planned to come down in two stages, in 2027 to 2028 and 2031 to 2033, to make way for a town hub for education, health and leisure.

Are there conservation areas in Cumbernauld?

Yes. Cumbernauld Village and Dullatur are both conservation areas, so changes to the outside of homes there can need extra consent. We check the planning history of any property you buy in either.
