Conveyancing for Renfrew buyers and sellers

Renfrew is one of the oldest towns in the west of Scotland. It has been a royal burgh since 1397 and is known as the "Cradle of the Royal Stewarts". Today it is a busy commuter town of around 24,000 people, sitting between Glasgow, Paisley and Glasgow Airport, with a growing number of new homes along the riverside. Our solicitors handle Renfrew purchases and sales on a fixed fee, dealing with the offer, the missives, your mortgage, the Land and Buildings Transaction Tax return and registration, while keeping you updated at every step.

Renfrew house prices in 2026

Renfrew sits in the Renfrewshire Council area, where the UK House Price Index recorded an average price of £159,992 in July 2026, down 1.3% on the year. Sold prices in Renfrew itself are higher than the council average. Rightmove's figures for the year to spring 2026 show an average of £180,867, up 3%:

Property type (Renfrew) Average sold price
Flat £117,750
Semi-detached house £236,002
Detached house £268,302

That gap between flats and houses is one of the widest in the area. It means many first-time buyers in Renfrew pay no Land and Buildings Transaction Tax, while families moving up to a house will usually pay some.

A town being reshaped by the river

The biggest change in Renfrew for decades came on 9 May 2025, when the new Renfrew Bridge opened across the Clyde to Yoker and Clydebank. It is Scotland's first opening road bridge over the river, and it replaced the Renfrew ferry, which stopped running at the end of May 2025. The same City Deal programme includes a new road linking the bridge to the Advanced Manufacturing Innovation District Scotland (AMIDS) between Renfrew and Inchinnan, which is home to the National Manufacturing Institute Scotland and the Medicines Manufacturing Innovation Centre.

New homes have followed. Bellway's Ferry Village development offers one to four-bedroom homes on the riverside, and 42 affordable homes were completed at Albert Road in 2022 and 2023. Buying a new build is different from buying a resale home: the developer sets the missives and there is normally no Home Report, so we review the builder's contract, the reservation terms and the new-build warranty before you sign.

Local points we check on a Renfrew purchase

  • Moorpark improvement works. Moorpark has 317 homes built between the 1930s and 1950s, 170 owned by the council and 147 privately owned. Renfrewshire Council plans to keep and improve all of them, including common areas and the building fabric, although no timetable has been set. If you are buying in a mixed-tenure block, we ask about the works and how any costs would be shared between owners.
  • Former council homes. Many Renfrew houses were bought from the council under the right to buy, which ended in 2016. These titles often carry conditions from the original sale, and we explain what they mean for you.
  • Flood risk by the river. For riverside homes we check the Scottish Environment Protection Agency flood maps and make sure your insurer and lender are comfortable before you commit.
  • Planning. None of Renfrewshire's conservation areas is in Renfrew, so planning rules for extensions and alterations are usually simpler here than in parts of Paisley.

Getting around

Renfrew has no railway station of its own. The nearest is Hillington West, and since 2025 Yoker is just across the new bridge. The M8 runs past the town, with junctions at Arkleston and Braehead. The long straight stretch of the M8 near Renfrew follows the runway of the old Renfrew Airport, which operated from 1914 until 1966 and is now covered by housing.

What your Renfrew purchase could cost

At Renfrew's average sold price of £180,867:

  • Registers of Scotland registration dues: £400 for the disposition, plus £80 for a standard security.

Renfrew conveyancing questions

What is the average house price in Renfrew?

Rightmove's sold prices put the Renfrew average at £180,867 over the year to spring 2026, up 3%. Flats averaged £117,750, semi-detached houses £236,002 and detached houses £268,302. The official figure for the whole of Renfrewshire was £159,992 in July 2026.

How much LBTT will I pay on a Renfrew house?

On a home at Renfrew's average sold price of £180,867, a home mover would pay £717 in Land and Buildings Transaction Tax and a first-time buyer would pay £117. Buyers of most Renfrew flats pay nothing, because prices are below the £145,000 nil-rate band.

I am buying a flat in Moorpark. What should I know?

Renfrewshire Council plans to improve all 317 homes in Moorpark, including common areas and the fabric of the buildings. Around 147 of those homes are privately owned, so if you are buying a flat in a block the council also owns, we will ask about any planned works and how the cost will be shared.

Does the new Renfrew Bridge affect property in the town?

The bridge opened on 9 May 2025 and links Renfrew with Yoker and Clydebank across the Clyde. It has made the north bank, and the rail station at Yoker, much easier to reach, which is worth factoring in if you commute.
