Rightmove's sold prices for East Kilbride show an average of £207,650 over the year to spring 2026, up 1% on the year before and 10% above the 2023 peak. The difference between property types is large:

Across South Lanarkshire as a whole, the UK House Price Index recorded an average of £185,267 in July 2026, up 4.1% on the year. The town has long been described as South Lanarkshire's most pressured housing market, partly because so many council homes were bought under the right to buy, leaving fewer homes for social rent.

New town titles: what we check

Buying in East Kilbride is not quite like buying anywhere else, because of how the town was built. The East Kilbride Development Corporation built and managed much of the housing and held the "superior" interest in many titles. When the Corporation was wound up on 31 December 1995, its property passed to East Kilbride District Council, including those superior interests.

On 28 November 2004 feudal tenure was abolished in Scotland. Conditions that only the superior could enforce fell away unless they had been preserved, but conditions that neighbours can enforce may still be in force. In practice that can mean restrictions on extensions, garages, business use or fences in the original deeds. We read the title for every East Kilbride property, explain which conditions still matter and check whether past alterations could cause a problem when you come to sell.

We also look out for:

  • Former council homes. Many houses on the original estates were bought from the council or the Development Corporation. In blocks where the council still owns flats, we check who manages common repairs.
  • The Village Conservation Area. The historic core around the Old Parish Church, with its rare Scotch Crown belfry, is a conservation area, so external changes need extra care.
  • South Lanarkshire searches. The property enquiry certificate comes from South Lanarkshire Council, which charges £74.26 for a full certificate at the time of writing.

New homes and a changing town centre

Most new housing in East Kilbride is going up on the edge of town. The Jackton Community Growth Area is planned for around 1,950 homes from CALA, Lynch Homes and Abbey Developments, and other developers such as Avant Homes are building nearby. New-build missives are written by the developer, so we review the contract, reservation terms and warranty before you sign.

The town centre is changing too. Centre West passed to South Lanarkshire Council at the end of December 2025, demolition begins in 2026, and the council's masterplan includes 250 to 300 new homes, a quarter of them for social rent, along with a civic hub, supermarket and hotel.

Getting around

The £144 million electrification of the East Kilbride line brought electric trains to the town from 14 December 2025, along with new stations at East Kilbride and Hairmyres and a park and ride at Hairmyres. The fastest trains reach Glasgow Central in about 28 minutes, with two trains an hour. By road, you will get to know the roundabouts: the town is nicknamed "Polo Mint City" and had around 199 of them in 2023.
