Falkirk conveyancing on a fixed fee

Falkirk sits halfway between Glasgow and Edinburgh, with fast trains to both cities and the M9 and M80 on its doorstep. That central position, and prices still below those in Edinburgh, have made the Falkirk area popular with commuters and growing families. Our conveyancing solicitors handle Falkirk purchases, sales, remortgages and transfers of title on a fixed fee.

How our Falkirk conveyancing service works

We are a Scottish law firm, and our property solicitors deal with residential conveyancing every day. Once you instruct us, one solicitor looks after your matter from start to finish: reviewing the Home Report and title deeds, negotiating the missives, ordering the searches, dealing with your lender and registering your ownership with Registers of Scotland. We keep in close contact with the estate agents on both sides, so every client always knows where their transaction stands. Our property lawyers give clear legal advice on residential conveyancing across Scotland, and every solicitor in our team is regulated by the Law Society of Scotland.

Our pricing is a fixed legal fee with outlays listed in advance, so there is complete price transparency. Clients tell us they value our friendly, knowledgeable team and the peace of mind that comes with it. As well as buying and selling property, our legal services cover remortgaging, transfers of title, deeds of variation and commercial property. What to check when buying in Falkirk

  • Coal mining. Parts of the Falkirk district were mined for coal and ironstone. We order a mining report from the Mining Remediation Authority, formerly the Coal Authority, and explain what any past workings or mine entries mean for the property and your lender.
  • New-build estates. Larbert, Stenhousemuir and Polmont have grown with large new-build developments. We review the developer's missives and warranty, and check the factoring charges for shared landscaping and play areas.
  • Former council homes. Many houses were bought under the right to buy, which ended in Scotland on 31 July 2016. We explain any conditions in the title from the original council sale.
  • Flats. For flats in Falkirk town centre and Camelon, we check how common repairs are shared and whether any repairs are planned.

Grangemouth and the local economy

The Grangemouth refinery, for decades one of the area's biggest employers, stopped refining oil in 2025. The UK and Scottish governments announced a joint £100 million package for the area, including £80 million through the Falkirk and Grangemouth Growth Deal, and are looking at new low-carbon uses for the site. Despite the closure, Falkirk prices rose strongly over the past year.
