Conveyancing for Motherwell and Wishaw

Motherwell is North Lanarkshire's administrative centre, home to the council headquarters at the Civic Centre, and a town that has reinvented itself since the Ravenscraig steelworks closed in 1992. Today the market ranges from affordable flats and ex-council houses to sandstone villas and one of the largest regeneration sites in Scotland. Our solicitors handle Motherwell purchases and sales on a fixed fee, with a named solicitor looking after your offer, missives, mortgage and tax return.

Motherwell house prices in 2026

North Lanarkshire is one of the more affordable council areas in central Scotland. The UK House Price Index put the average price at £158,591 in July 2026, up 3.6% on a year earlier.

Property type (North Lanarkshire) Average price, July 2026
Flat £92,000
Terraced house £147,000
Semi-detached house £188,000
Detached house £323,000

Rightmove's sold prices for Motherwell itself were higher, at £190,214 on average over the year to spring 2026, up 5%. First-time buyers across North Lanarkshire paid an average of £135,000, well inside the band where they pay no Land and Buildings Transaction Tax.

Buying a new build at Ravenscraig

The former steelworks site at Ravenscraig is one of the largest regeneration projects in Scotland. Around 1,000 homes have been built so far, around 4,300 are planned, and building is expected to carry on for about 25 years, with homes from David Wilson Homes, Barratt Redrow, Taylor Wimpey and Keepmoat. The £127.2 million City Deal road link will connect Ravenscraig with Motherwell, the M74 and the M8 by dual carriageway.

New-build conveyancing is different from buying a resale home. There is normally no Home Report, the developer writes the missives, and completion dates depend on the build programme. We review the builder's missives and reservation terms, check the new-build warranty and the plans for road and sewer adoption, and explain any factoring charges for shared landscaping before you are committed.

Victorian Motherwell: the Hamilton Road villas

At the other end of the market, the Hamilton Road Conservation Area is a street of sandstone Victorian and Edwardian villas, first feued in 1879 and designated in 1993. These are large, older homes, often with later extensions. We check that any alterations had the planning and building warrant consents they needed, because missing consents can hold up a sale or cause problems with a lender.

Other local checks

  • Mining reports. Motherwell sits on the Lanarkshire coalfield. We recommend a report from the Mining Remediation Authority, which replaced the Coal Authority in November 2024, on every purchase.
  • Former council homes. North Lanarkshire Council owns more than 36,000 homes, and many Motherwell houses were bought from the council before the right to buy ended in 2016. In mixed blocks we check who manages common repairs and whether any works are planned.
  • North Lanarkshire searches. Your property enquiry certificate comes from North Lanarkshire Council and shows planning history, road adoption and any council notices.

Getting around

Motherwell is on the West Coast Main Line, beside the M74. The fastest trains reach Glasgow Central in 16 minutes, and the station was transformed in a £14.5 million City Deal project in 2020 and 2021. The town centre is also getting new homes, with 20 council flats being built on the former Town Hall site, due to complete in autumn 2026.

What your Motherwell purchase could cost

At Motherwell's average sold price of £190,214:

  • Land and Buildings Transaction Tax: £904 for a home mover, or £304 for a first-time buyer.
  • Registers of Scotland registration dues: £400 for the disposition, plus £80 for a standard security.
  • Our fee: from £750 plus VAT and outlays.

Motherwell conveyancing questions

I am buying a new build at Ravenscraig. What do you check?

New-build missives are written by the developer, so we review the contract, the reservation agreement, the completion date wording and the new-build warranty. We also check the roads and sewers are due to be adopted by the council and Scottish Water, and what factoring charges apply to shared green space.

Will I pay LBTT on a Motherwell home?

At the North Lanarkshire average of £158,591 in July 2026, a home mover would pay £272 and a first-time buyer nothing. On a home at Motherwell's average sold price of £190,214, the figures are £904 and £304.

What is the Hamilton Road Conservation Area?

It is an area of sandstone Victorian and Edwardian villas in Motherwell, first feued in 1879 and designated a conservation area in 1993. Changes to the outside of these houses can need extra consent, so we check the planning history of any villa you buy there.

Do I need a mining report in Motherwell?

We recommend one. Motherwell is on the Lanarkshire coalfield, and a report from the Mining Remediation Authority, formerly the Coal Authority, shows whether past workings affect the property.
